A website for your estate agency, run by your own team.
I build websites for estate, lettings and commercial property agents. Your listings copy across from your property software every weekday morning, your own staff change everything else from a simple admin page, and it costs about £86 to £107 a year to run. I build it first, so you see it working before you pay: from £2,950 if you want it live, quoted in writing.

“It's clean, looks professional and is easy to find your way around, which is exactly what I wanted.”
Real sites, live now. Open any of them.
There is no estate agency among my live sites yet. That is why it is built first, connected to your listings, so you judge it working. Tell me which property software you use, and I will tell you straight whether it can connect before I build anything.

“He didn’t simply build what we asked for; he understood the problem we were trying to solve and designed the website around it.”
Read it in full
Archie recently designed and built the new website for HERU Technologies, and I was extremely impressed by both the quality of the finished site and the way he approached what was a surprisingly complex brief.
One of the biggest challenges was language. HERU operates in an area where the distinction between an authorised material intentionally retained for a further purpose and something simply discarded can be important. We therefore had detailed legal and regulatory considerations behind the terminology used throughout the website. At the same time, we absolutely did not want the site to read like a legal or technical document.
Archie understood that challenge very quickly. He worked through the wording, structure and user journey so that a first-time visitor can understand what HERU is and what it does, while ensuring that the terminology remains disciplined and consistent throughout the site.
That balance between simplicity for the visitor and complexity behind the scenes was, for me, one of the strongest aspects of his work. He didn’t simply build what we asked for; he understood the problem we were trying to solve and designed the website around it.
The result is a website that represents HERU far better: clean, contemporary and easy to navigate, but with considerable thought behind what appears on the surface to be very simple communication. I would have no hesitation recommending Archie for a business looking for someone who can combine web development with genuine problem-solving.
I’ll build it first. You decide after.
Tell me the agency’s name and the property software you use. I build the website first, connected to your listings and set up for your team, and send you the link. Look at it working, and show the owner and anyone else with a say.
An agency website is priced in writing on the number of listings and pages, from £2,950, before I build. If you go ahead, 25% is due then, and the rest within 7 days of it going live on your domain. If you don’t, say so and it comes down. You pay nothing, and I won’t follow it up.
For the owner
- Your domain is bought in your name, on your card, from the start. About £4 to £25 a year, paid to the company you buy it from.
- Already have a domain? The new site goes live on it, and your email is not touched.
- Hosting is about £82 a year (US$9 a month), on an account in your name once the site is paid for, and every login is handed over in writing. The staff logins and the automatic listing updates cost nothing at this size.
- Nothing is paid to me monthly unless you choose monthly care, at £29 a month, stop any time.
- If you change your mind after saying yes, the 25% is kept for the work done. If I can’t get it live for a reason on my side, it comes back in full.
- You pay by bank transfer to the account named on the invoice. My bank details will never change by message.
- Your business information is kept confidential and used only to build your website. The full terms are on this site.
When I moved Stratworth Advisory off WordPress, every old address was redirected to its new page, 84 redirect rules in all. Tested the same way on the same day, its home page now shows its main content in 0.8 seconds, against 7.4 before. How it was measured
What estate and lettings agents need from a website.
Listings that keep themselves up to date
Add, change or let a property in your property software exactly as you do now. The website copies it across every weekday morning, or straight away from the admin page. Nobody types a listing in twice.
Your own team edits the rest
Staff log in at /admin with their work email and change pages, news, the team, offices and opening hours themselves. A change is live in about two minutes. There is no ticket to raise and no invoice for fixing a typo.
Search that does the work
Filters for type, size, price and town, a map with every listing on it, and a shortlist people can come back to. Each search has its own link, so you can send a client exactly what they asked for.
Every listing complete, the same way
Price, size, tenure, EPC and the material information that National Trading Standards guidance expects, laid out in the same place on every property, so nobody has to hunt for it.
The rules shown where they belong
Letting agents have to publish their fees, the redress scheme they belong to and their client money protection on their website. They go where the law asks, on every page that needs them.
A valuation request that works
A form that asks the questions you would ask on the phone, so a landlord or seller gets a proper reply and not a call back to start again.
Fast to load
Plain pages with no plugins or page builder, so listings open quickly, even on a weak signal.
Yours, outright
The domain in your name from the start. The files, the hosting and every login handed over in writing once it is paid for. Nothing paid to me to keep it running, unless you choose monthly care.
What would you save each year?
Put in what your website costs you now. The sums run in your browser and nothing is sent anywhere.
What usually goes wrong.
Already got a website? Check your current one
Many agency websites come bundled with the property software, on a monthly fee, and every change is a request to the supplier.
You pay for the template every month, you wait for a typo to be fixed, and the site looks like every other agent on the same platform.
The listings feed is often tied to the same supplier, so leaving feels harder than it is. The contract usually has a notice period too, so check it before you decide anything. The calculator on this page shows whether moving is worth it on your own figures.

Fair questions
Can my staff really update it themselves?
Yes. They log in at /admin with their work email and change pages, news, the team and offices on a simple page. A change is live in about two minutes, and every change is saved with who made it and when, so anything can be put back.
Which property software does it work with?
It works with Estates IT today. If you use something else, such as Reapit, Alto, Jupix or Street, tell me which one and I will tell you straight whether it can connect before I build anything.
Does it change our Rightmove and Zoopla listings?
No. Your property software keeps feeding the portals exactly as it does now. The website reads from the same software and does not touch the portal feeds.
What does it cost to run?
Unlike a small site, this one has running costs: about £86 to £107 a year. Hosting is about £82 a year (US$9 a month) and the domain about £4 to £25 a year. The staff logins and the automatic listing updates cost nothing at this size. Monthly care is optional, at £29 a month.
What does it cost to build?
An agency website is priced on the number of listings and pages, from £2,950, in writing before I build. You see it working first. If you go ahead, 25% is due then and the rest within 7 days of it going live.
What about our current supplier’s contract?
Check the notice period and who holds your domain before you decide. Nothing changes on your current website until you say go ahead, and the domain only moves once everything has been tested.
What’s the catch?
Here is everything it can cost you. If it’s a no, nothing. If it’s a yes, 25% of the written price to go ahead: it is kept if you change your mind before the site goes live, and refunded in full if I can’t get it live for a reason on my side. The rest is due within 7 days of it going live. Running it costs about £86 to £107 a year for hosting and a domain, paid by you. And nobody can promise you a place on Google, me included.
Is there anything to sign?
Nothing to see it. If you want it, I send an order form that sets out the pages, what goes on each one and the price. A reply saying “confirmed” is enough, and no signature is needed. The terms are on this site.

Said yes on a call already? You don’t need this form. Your link comes through on WhatsApp.
Got it, thank you. It has come straight to me.
I reply within 24 hours. Within a day I send you three homepage designs. Pick one and I build the whole website, usually in about 2 days. Nothing is payable unless you want it.
